City Fitness will open its first two New Jersey locations this year, bringing a total of 64,066 square feet of fitness space to Hudson County.

The Philadelphia-based fitness and well-being brand has signed leases for spaces on Maxwell Lane and Jackson Street in Hoboken, with plans to expand into other areas, according to Avison Young, the commercial real estate adviser that represented City Fitness in both transactions.

“I am privileged to represent City Fitness on these two new locations in Hoboken with further expansion to come in Jersey City and elsewhere,” Scott Martin, principal at Avison Young said in a written statement. “City Fitness is a true innovator and disrupter, promoting a high-end neighborhood fitness concept and lifestyle at a reasonable price.”

The larger location, spanning 39,066 square feet, will be situated at 1000 Maxwell Lane within Maxwell Place, a mixed-use community in uptown Hoboken.

The property sits near the intersection of Frank Sinatra Drive and Hudson Street, adjacent to Elysian Park and Maxwell Place Park, and one block from Washington Street’s retail and dining corridor. Asana Partners owns the property, with JLL’s Matt McDonagh representing the landlord in the transaction.

The second location will occupy 25,000 square feet at 38 Jackson St. within Southend Hoboken, a new mixed-use development featuring 110 residential condominium homes and 100,000 square feet of retail and commercial space.

The Taurasi Group owns the property, which occupies a full city block at the intersection of Jackson Street and Observer Highway, across from Southwest Resiliency Park.

Both locations are positioned within residential areas that offer access to PATH trains, ferries, buses and light rail service. The sites sit in areas with ongoing residential growth and established retail corridors.

City Fitness, founded in 2007, operates multiple locations across Philadelphia. The company focuses on helping people build sustainable health habits through diverse programming and a holistic approach to well-being.

Specific amenities and programming for the Hoboken locations will be announced at a later date.
