A fitness and wellness brand has found its first two New Jersey locations with a set of newly completed leases in Hoboken, according to a brokerage team with Avison Young.
The Philadelphia-based operator, City Fitness, is planning a late 2026 opening for both gyms at 1000 Maxwell Lane and 38 Jackson St. That allows it to plant a flag on opposite ends of the city, where it can tap into vibrant residential and mixed-use developments that provide a built-in customer base as well as a broader population that is dense, affluent and health conscious.
Avison Young Principal Scott Martin represented City Fitness in the transactions, which total 64,066 square feet. JLL’s Matthew McDonough represented Asana Partners, the landlord in the Maxwell Lane deal.

According to a news release, the user is leasing 39,066 square feet at the Maxwell Place location. The uptown site is near the intersection of Frank Sinatra Drive and Hudson Street, adjacent to Elysian Park and Maxwell Place Park and one block from Washington Street’s retail and dining corridor, Avison Young said, noting that it offers strong visibility and access within one of Hoboken’s most active residential areas.
At 38 Jackson St., City Fitness will occupy 25,000 square feet within The Taurasi Group’s mixed-use Southend Hoboken project. It’s among the latest additions to a converted industrial property that now houses 110 residential condominiums and 100,000 square feet of neighborhood retail and commercial space, which occupies a full city block and is easily accessible from both Hoboken and Jersey City.
