Ricardo Dunin is launching House of Wellness-branded condos in Brickell, his latest addition to the thousands of units he has planned in the neighborhood.
North Development, the joint venture between Dunin’s Oak Capital and Juan Carlos Tassara’s Edifica, kicked off sales for the 34-story, 656-unit condominium planned at 152 Southwest 9th Street, according to a news release. The tower was proposed as a 43-story, 832-key hotel in 2024.
Since pivoting, they’ve tapped Fortune Development Sales to lead marketing for the project, which has prices starting at $390,000.
Floorplans in the tower will range from studios to two-bedroom. The design team includes MC+G Studio and Urban Robot, and the building will include a stacked slate of wellness amenities: a fitness center, a rooftop pool, spa facilities, treatment rooms, co-working spaces, a podcast room, a hair salon, a juice bar and pantry, and a dog spa and dog park, according to the release.
A “lifestyle director” will oversee wellness and social programming, and residents will be able to participate in the “Integrated Wellness Method” that assesses and tracks health over time.
It’s not the first wellness-oriented condo project to launch in the Miami area.
Last month, David Martin’s Terra landed a $410 million construction loan for his planned Well Coconut Grove condos. Terra’s first partnership with the Well brand was on a 66-unit Bay Harbor Islands condo project that is set to finish construction this year. Eduardo Otaola and Jose Boschetti are also planning Cora, a wellness-focused 74-unit project in Coral Gables. Aside from House of Wellness, Dunin and Tassara are partners on several large-scale developments in Brickell. In September, they landed a $220 million loan for their planned 35-story, 579-unit Domus Brickell Center. In 2024, they secured $70 million in construction financing for their 12-story, 172-unit Domus Brickell Park.
