Rowan University has unveiled plans for a $690 million development project that will transform nearly 600 acres in South Jersey with housing, research facilities, and a new wellness-focused community.

The Rowan University West Campus Development Project will be built on land at the intersection of Routes 55 and 322 near the university’s main campus in Glassboro, according to project materials released Monday, March 9.

The multiphase initiative will combine two major projects: The Rowan University Wellness Village and the Rowan University Center for Manufacturing Innovation, creating what officials describe as a first-of-its-kind district focused on health, research, and economic development.

Officials say the project is expected to generate more than 4,170 construction jobs and over 900 permanent jobs once completed, along with about $14.3 million in annual tax revenue.

The development will be located about one mile from Rowan’s main campus and adjacent to Inspira’s flagship hospital, placing it in the region’s growing education, research, and life sciences corridor, according to the project materials. The Wellness Village portion of the project will create an intergenerational community designed to support healthy living and long-term wellness, officials said.

Plans call for 250 market-rate rental units, 410 homes for purchase, including townhomes and single-family houses, and 340 retirement community units with active adult housing. The village will also include a 40,000-square-foot Rowan Community Wellness Institute, an Inspira medical office building, retail space, a 160-room hotel and conference center, and preserved forest land.

North of Route 322, Rowan also plans to develop the Rowan University Center for Manufacturing Innovation, a research hub focused on advanced manufacturing technology and workforce training.

The center will offer shared fabrication equipment, leasable research space, and opportunities for private companies to collaborate with Rowan faculty and students on research and development projects, according to the proposal.

The project will be developed through partnerships with Fairmount Properties, United Methodist Communities, and Inspira Health Network, officials said. University officials say the development is designed to create a walkable district where residents, researchers, students, and workers can live, learn, and collaborate in one community focused on innovation and wellness.
