HOUSTON – (Realty News Report) – An 11-story luxury condo tower centered on wellness will be built on a site near River Oaks.
Everlight Group announced plans to develop Ace & Ivy, a 31-unit mixed-use condo building with an indoor pickleball club, curated retail and dining, and health-forward homes. Located at 3100 W. Alabama Street, the parcel at the northeast corner of Alabama and Eastside sits across from Lamar High School.
San Antonio-based Lake Flato, the award-winning architecture firm behind the Hotel Saint Augustine in Montrose, designed the project. The residences and amenities are intended to support movement, recovery, and social engagement.
“Ace & Ivy was founded on the belief that your home should help you live well,” Winson Ho, Founder and CEO of Everlight Group, said in a news release. “We were inspired by Blue Zone research which focuses on activity, purpose, and strong social connection, and integrated it into an elevated residential community. I’m excited for residents to experience what happens when well-being is part of their everyday environment.”
Ace & Ivy will feature units ranging from two to five bedrooms with price starting at $2.8 million. Mark Menendez of Douglas Elliman Development Marketing will market the residences, which could be ready for occupancy as early as 2028.
Residences at the mixed-use building will include in-unit saunas, steam showers, red-light therapy, and indoor-outdoor living spaces. Three penthouses with private wellness suites will offer hot-and-cold contrast therapy and full-body red-light therapy beds.
A 15-court pickleball club with cushioned courts will serve as the social and fitness hub for the building. Other planned amenities include a spa with hydrotherapy and meditation rooms, a fitness center with yoga studio, expansive pool deck, residents’ lounge with catering kitchen, shared workspaces, Mahjong parlor, and earthing garden.

Ace & Ivy delivers a true lock-and-leave residence while still offering the wellness and social amenities buyers previously had to seek out at private clubs or destination resorts.”
A three-story office building from the 1960s has been torn down to make way for the project, which is in a growing area for development in Upper Kirby. Down the street at West Alabama and Buffalo Speedway, The Birdsall, Auberge Collection, a 35-story tower with 44 private residences above a 105-room luxury hotel, is being built as part of The RO mixed-use development. St. John’s School is building a new Lower School on its campus along West Alabama.
Nearby, 55 Seventy, a membership only social club focused on food and wine, is planned as a three-story, 30,000-SF clubhouse at 3015 Richmond Ave. near Levy Park.
