Around 15 years ago, Smashbox Cosmetics cofounder Dean Factor—great-grandson of Max “The Father of Makeup” Factor—and his wife, Shannon, set out to build a home from scratch in Sullivan Canyon, a rustic Los Angeles neighborhood bordering Brentwood and Pacific Palisades. Inspired by trips to the San Ysidro Ranch and the former Will Rogers estate, they sought to create an upscale California ranch that felt like it had existed for a century.
The couple worked with architect Cindy Grant and Hanover Construction to incorporate high-caliber wellness amenities and sustainability features, including advanced air and water filtration systems, solar infrastructure, a private well, an infrared sauna, an ozone-treated pool, a gym, and yoga and massage rooms. They also added a cutting-edge Crestron home-automation system, along with security cameras, fire-retardant building materials, fire gel protection, and a backup generator.

Completed in 2017 as what Shannon has described as a “wellness, off-grid situation,” the estate is known as the Oaks at Old Ranch Road and just hit the market for $48.5 million. Tracy Tutor and Chris Cortazzo of Compass share the listing.
After acquiring the nearly nine-acre property in 2011 for $4.8 million, the Factors razed a neglected, asbestos-ridden midcentury ranch home where the new and much larger mansion now stands. The palatial spread has eight bedrooms, including two primary suites, and 12 bathrooms in roughly 17,000 square feet showcasing reclaimed materials paired with vintage wallpaper, lighting fixtures, and hardware. An elevator connects all three levels, with other amenities including several offices, a library, a movie theater, and a 3,000-bottle wine cellar.

The park-like grounds host the aforementioned pool with a spa and Baja shelf alongside a sports court, a lake, fruit orchards, vegetable and medicinal herb gardens, and two greenhouses. Just beyond, a detached writer’s studio sits amid a handful of hiking trails, which include a gated entry into Sullivan Canyon. There’s also expansive parking space for up to 40 vehicles.
The Factors, who have purchased, renovated, and sold six other properties over the years, are moving on now because the two eldest of their five children are now in college, according to The Wall Street Journal. “Over the years, every inch of the house and land has been enjoyed by our children, our friends and our many animals,” Shannon said, adding that the family plans to stay in L.A.
