GREENWICH — A new fitness center could be opening at a prominent location in Cos Cob, where another wellness center opened last year at the same location.
A new 22-unit apartment building at 100 E. Putnam Ave. in Cos Cob was approved in 2020, and the apartments there are currently open for rent. Five units were set aside as below market rate.
The proposal for a new fitness center at the residential complex there would require a change to the zoning code, a text amendment. Fitness centers are not permitted in the zoning category at the site, “local business retail.” The change would allow a fitness center to operate in that zone with a special permit. An M&T bank branch previously operated at the location.
According to the attorney representing the development team, Casey M. O’Donnell, instruction in pilates, barre, yoga and meditation would be made available there. Training in “breathwork,” a breathing technique said to improve mental health and reduce stress, would also be offered.
“Class sizes are intentionally small to provide individual attention,” O’Donnell said, “Group class sizes are proposed to be limited to a maximum of ten students. with one instructor and no administrative staff on site.” Private sessions with instructors will also be offered. The studio would measure 1,798 square feet.
The Planning & Zoning Commission is expected to hold a preliminary review of the concept at its meeting Tuesday.
The developer of the apartment complex and its commercial space is the Wellbuilt company of Greenwich, which has built residential complexes in Stamford and elsewhere in the U.S.
